ALL owners choosing to place lighting on their patio or balcony MUST request a reasonable accommodation from the Board PRIOR to installing lighting.  There are several terms and conditions that must be met to allow for lighting to be attached to any part of the building structure including: the lights must be solar powered, the lighting must be soft white in color, and no flashing, sequencing, or color changing bulbs allowed-contact a Director first! THANK YOU!

 

 2024 Budget and Reserve Funding balloting has ended.  With thirty-eight (38) owners returning ballots, the owners have decided to approve a five percent (5%) increase in our monthly maintenance assessment to fund our reserve account.  Details of the balloting and a statement of your new monthly maintenance amount beginning January 1, 2024 has been delivered to each owner.  If you require additional information, please contact our Business Manager.

At our WB Annual Meeting in December 2023, Heather Huber and Jeff Biggs were elected to three-year term Directors. There is an open Director position if you would like to contribute your time and efforts to making Woodbrooke better.  Simply contact a Director and they can sponsor you and provide your name to the Board for consideration.

Our pool is currently closed but as the pool is prepared for use beginning in May we will run the filter and as chemicals as needed. When it is warmer and we come closer to opening the pool-we will add salt for sanitation and turn the pool heater on. As always, once open, use the pool  at your own risk.   We will try to work around the construction crew so we can swim-understanding-there will not be any patio furniture put out until the construction crew is finished.  The crew will need to access the pool deck because they will store lumber for the project on areas around the pool.  Please be aware of workers in the area and do not cross any positioned safety cones or hazard tape. Also, weather permitting, pool service and sweeping is scheduled on Thursday mornings.  The service provider needs the pool settled to properly sweep/clean.  The pool will be closed while sweeping/servicing. The same applies to our summer lawn care service-they have a job to do and will only be in our courtyard for a few minutes-but they also need access to the courtyard without worrying about owners/residents trying to use our facilities-they will be out of the area quickly and we can return to pool use quickly.   Again, the service providers have priority and authority to clean/service the pool and mow/trim/edge/fertilize/clear our grass areas in the courtyard.  They will perform their service and be gone quickly. 

To all owners and residents, our outside property is landscaped and maintained to help preserve our property values.  It is discouraging to see cigarette butts and gum thrown on the parking lot, sidewalks, and stone beds at the front of the buildings.

Please, consider throwing these items out once you enter your home, or use the dumpsters and cigarette butt can across from Building E entrance.  It requires very little effort.  Also, if you have cardboard boxes to dispose of, PLEASE break them down so we can have enough capacity to hold all the other refuse in our dumpsters.  If you really would like to help this situation, break down the box and set it near the dumpster at the Salisbury Rd. side of the property.  Jeff will collect them and take them to be re-cycled at the bins at the fire station at Holloway and Garden Rd..-thank you!

Again, at our April 10, 2024 Board meeting, the Directors authorized hiring outside contractors to upgrade our balconies, replace the awnings/pergolas, and replace the decking and railing on our gazebo in the courtyard area.  The Property Manager will be communicating the start of the work to owners/residents so all are aware of the potential safety issues with this type of work being done. Also, owners/residents will be required to move all personal property off of balconies and patios for this work to be started. Waiting for the awnings/pergolas to be replaced means no hanging baskets until this work is completed-please plan accordingly.  Safety cones/caution tape will be used to mark work areas.  The contractors started on May 4th and are making steady progress to finish by the end of the month. The awnings/pergolas are almost complete with work switching over to supporting the balconies, replacing damaged spindles and planks throughout the balconies. Additional work in our garage includes added support of the wall that will hold part of the framing for the new gazebo decking and repairs to the underside of the garage roof .  Other planned work includes repairs to the garage driveway and replacement of dead plantings around the property.  Freshening of the Community Room is also being planned. All of this work is funded by our Reserve Account that owners pay into. It is important that we cooperate so progress can move forward smoothly and we can have our courtyard back as soon as possible.  Thank you for your cooperation and understanding.  Please watch for updated communications about this work.
